8:10 a.m., a cottage on the campus: what a Dowling Park service call looks like from first ring to finished
Dowling Park is a retirement village, a river town and a stretch of farm acreage in the same ZIP code. Here is how a morning there tends to go.

8:10 a.m., a call from a cottage on the campus
The phone rings at the dispatch desk a little after eight. A resident at Advent Christian Village, the 1,200-acre faith-based 55+ campus that is most of Dowling Park, woke to a thermostat reading 79 and an outdoor unit that hums but won’t spin. Her daughter in another part of the state is on the other line. By 8:20 both have a window for the visit, the daughter has been added as the contact for the call-back, and the technician already working the south county that day has the address and a note about the campus check-in.
10:40. The technician checks in, parks where the Village asks, and knocks. and goes to the outdoor unit first.
10:55. A failed run capacitor, swollen at the top, and a contactor that is pitted but working. The capacitor is on the truck. He shows the resident the old part, gives the price, and gets a yes.
11:20. New capacitor in, fan spinning, pressures checked, drain line flushed because it was half scaled from the well water, filter changed from the stock on the truck. Thermostat reading begins to fall.
11:35. He calls the daughter from the driveway with what he found, what it cost, and that the contactor will want replacing in the next year. Next stop, Dowling Oaks.
A small repair, and two people, one of them far away, know exactly what happened.
A village with every kind of building
Advent Christian Village is not one kind of customer. It is independent-living cottages and apartments, assisted-living buildings, a skilled-nursing facility, a church, dining halls, offices, a medical clinic and the maintenance and staff buildings that keep a community of that size running. Residential calls to individual cottages and apartments come to us the way the one above did. The larger buildings are commercial HVAC: rooftop and split systems and maintenance contracts. Both run out of the same dispatch. Who holds the service responsibility for which buildings is a question for the Village’s own staff [[CONFIRM WITH JERRY]].
Out on Dowling Oaks acreage

Leave the campus and Dowling Park turns into Dowling Oaks: rural acreage lots in 32060 toward town, with brick and frame homes from the 1980s to recent builds, wells, septic, propane tanks and Suwannee Valley Electric Cooperative meters. The HVAC here is standard rural Suwannee County: heat pumps and a few propane furnaces, long driveways, a generator in many yards since Idalia, and well water that scales up every condensate drain on the road.
The river side of CR 250
Dowling Park sits on the Suwannee, and the low lots along the river below the campus took water in the same floods that reached Luraville and Branford. The cabins and homes there get the river treatment: condenser on a stand or bracket above the known line, air handler on the living level, system shut off at the breaker before the crest arrives.
How we schedule for a 55+ campus
Three things change on the Village’s lanes. We call ahead and arrive inside the window, because a resident waiting at home for a stranger should not have to wonder. We talk to the resident and to the family member who asked for the call, not one or the other. And we are plain about repair versus replacement, so nobody is sold a system they did not need.
Cook’s covers Dowling Park from 37 Fairmont Ln in Palm Coast, about 144 miles to Live Oak and another 15 southwest on CR 250. Dispatch answers at every hour with no after-hours charge, and every brand on the campus is one we repair.
From the campus and the river road
My mother lives in a cottage at Advent Christian Village and I live three hours away. Can I arrange and pay for the visit?
Yes. Tell dispatch you are the family contact, and we will call you before the visit, call you after with what we found, and send the invoice to you. The technician explains everything to your mother in person as well. A great deal of our work on the campus runs this way.
Does the Village have rules about contractors on the grounds?
Campus communities usually do, covering check-in, vehicle access and work hours, and we follow them. If your residence agreement requires notice to the Village before outside work, let us know and we will coordinate. [[CONFIRM WITH JERRY: current campus procedure]]
Our Dowling Oaks house has propane. Is a gas furnace or a heat pump the better heat out here?
For most of the winter a heat pump is cheaper to run. For the handful of hard-freeze nights a propane furnace is more comfortable. A heat pump with a propane furnace as its backup, called a dual-fuel system, gives you both and lets the thermostat pick. We size and quote it for your house.
