The missing hum next door

A couple who had just built in Eagle’s Pointe noticed something walking the dog one evening: the house across the lane had no condenser. No pad, no fan noise, nothing on the side wall. Their own outdoor unit was running flat out against a 94-degree afternoon, and they could hear it from the porch. The neighbor explained there was a ground loop under the lawn and the whole system was in the garage. That is how most geothermal conversations in this county start.

Who it fits in Suwannee County, and who it does not

Geothermal fits:

  • Acreage homes at Eagle’s Pointe, Savannah Plantation, Dowling Oaks and the farm lots along US 129, where there is room to trench a horizontal loop.
  • New construction, where the loop field goes in with the other site work and the ductwork is designed around a single, efficient indoor unit.
  • Owners planning to stay fifteen or twenty years, because the loop outlasts two or three sets of equipment.
  • Lightning-weary households. With no outdoor unit, there is nothing in the yard to take a strike or sit in floodwater.

Geothermal does not fit a 1970s ranch in Sherwood Forest on a small lot with a tight budget, a manufactured home on rented land, or a riverfront cabin that is occupied part of the year. A high-efficiency air-source heat pump is the right buy for those, and we will say so.

The whole system lives indoors. Nothing sits in the yard to rust, flood or get struck.

What the loop does on a hot afternoon and a cold night

A few feet down, the soil in north Florida holds close to 70 degrees all year. A geothermal heat pump circulates fluid through buried pipe, picks up or sheds heat to that stable ground, and uses a compressor indoors to move it the rest of the way. In July the system dumps the house’s heat into ground that is 25 degrees cooler than the air outside, which is why it uses so much less electricity than an outdoor unit fighting the afternoon sun. In January it pulls heat from ground that is 45 degrees warmer than the frosty air, so there is no defrost cycle and the backup strips almost never engage.

Loop sizing on acreage, sulfur water and the open-loop question

Sizing starts with a load calculation on the house and then a loop design for the soil. Sandy Suwannee County ground transfers heat differently from clay, so the trench length is calculated, not guessed. Horizontal loops suit acreage; vertical bores suit smaller in-town lots at a higher price.

The local wrinkle is water. Open-loop systems that pump well water through the heat pump are tempting because nearly every house outside the city already has a well on the Floridan aquifer. We do not recommend them here. The iron and hydrogen sulfide that make the water smell will coat a heat exchanger within a few seasons, and discharging the water afterward raises its own permitting issues. A sealed closed loop with treated fluid sidesteps all of it.

Efficiency, incentives and what ended in 2025

Geothermal heat pumps carry the highest efficiency ratings of anything we install, and on a long Live Oak cooling season the operating savings against a standard system are substantial. What has changed is the incentive picture: the federal 25D credit for geothermal expired for equipment placed in service after December 31, 2025. Utility programs from FPL and SVEC are aimed at conventional heat pumps and thermostats rather than ground loops. Lennox and distributor promotions vary through the year [[CONFIRM WITH JERRY]]. Financing with low monthly payments is available, with the terms set out in writing before you commit.

Cook’s installs geothermal and solar-compatible systems and services them afterward from the Palm Coast shop, with the drive planned into every visit.

Geothermal questions from Suwannee County landowners

My well is already drilled. Can the system just use that water?

That is an open-loop design, and in this county we steer away from it. Floridan aquifer water here carries iron and hydrogen sulfide that foul a heat exchanger, and the discharge has to go somewhere legal. A closed loop filled with treated fluid avoids both problems.

How much yard does a horizontal loop take up?

For a typical acreage house, a meaningful part of an acre is trenched and then backfilled; the lawn recovers within a season. Smaller lots in town go vertical, with bores instead of trenches, which costs more.

Does geothermal still make sense now that the federal credit is gone?

The 25D credit ended at the close of 2025 and we will not pretend otherwise. Without it the payback is longer, so geothermal is now a choice for people who want the quiet, the longevity and the lowest operating cost, not a tax strategy.

Does it heat as well as cool, and what about the hard freezes?

Yes. The ground under Suwannee County stays near 70 degrees year-round, so the system has a warm source on a 20-degree morning and a cool sink on a 94-degree afternoon. No defrost cycles, and backup strips rarely run.

What happens to the loop after flooding or a sinkhole?

The loop is sealed polyethylene buried below the surface and is unaffected by surface water. Karst ground is a siting question; we review the lot and avoid areas with any sinkhole history before trenching.
