Sixteen questions only a Suwannee County homeowner would need answered
The generic questions have generic answers. These are the ones that come up on porches in Live Oak, under skirting in McAlpin and on stilts along the Suwannee.

Why this list looks the way it does
Cook’s reaches Live Oak from a single shop, 37 Fairmont Ln in Palm Coast, roughly 144 miles off, and the questions we get from Suwannee County are not the ones we get anywhere else. Nearly half the homes here are manufactured. Almost everything outside the city limits is on a private well and septic. The Suwannee floods river houses from Suwannee Springs down through Dowling Park and Branford after tropical systems, and the co-op lost essentially every meter for days after Idalia. Summers are hotter than the coast, and winters can swing 40 degrees between lunch and midnight.
Those facts produce specific questions, and specific questions deserve answers that aren’t copied from a national site. The sixteen below were chosen because each is the kind of question a Suwannee County visit raises, and because the generic version of the answer would have been wrong here.

If your question involves an emergency, stop reading and call 866-266-5709; the line is answered around the clock.
The questions, in no particular order
Our insurance adjuster says the lightning strike only took out the control board. Should we accept that?
Not without a full test. A surge that kills a board often weakens the compressor windings and the capacitor too, and those fail weeks later when the claim is closed. We’ll put megohm and amperage readings in writing so the adjuster has numbers instead of a guess.
Does the HOA in Eagle's Pointe have to approve a new outdoor unit or a mini-split head?
Most gated communities with covenants want to see placement and screening before equipment goes in, and some restrict visible line sets. Check your documents, and we’ll supply the spec sheet and a placement drawing so the approval is a formality rather than a delay.
Our bungalow off Howard Street has never had central air. Can it be ducted without tearing up the plaster?
Usually. A 1900s-to-1940s frame house with a tall attic can take a high-velocity or conventional system with small ceiling registers, and a return can be built into a closet or hallway. The hard part is the return path, not the supply, and we plan it before anyone cuts.
The pan under our air handler keeps growing a white crust. What is that?
Mineral scale from the well water that’s evaporating in the pan after it backs up. It means the drain is draining slowly. On Floridan aquifer wells with hard, iron-heavy water we flush and treat the line on every visit and sometimes upsize it.
We rent our Charles Springs cabin to paddlers on weekends. What should the thermostat do between guests?
Hold it around 78 to 80 and let the system run, rather than shutting it off. A closed river cabin with the AC off for five days in July grows mold by Friday. A thermostat you can check from your phone is worth it for a rental this far from where you live.
Our river house took water in Debby. Can the air handler be moved higher?
Yes, and it should be. An air handler can go onto a platform or into an upper closet, and the condenser onto a raised stand. We’ll match the height to the elevation your flood history and the county suggest, and run the line set to suit.
What's the earliest realistic arrival on a normal weekday if the truck is leaving Palm Coast?
The drive is about two hours forty-five minutes, so a truck leaving the shop early reaches Live Oak mid-morning. When a technician is already working the Suwannee Valley that day, it can be sooner. Dispatch tells you which case you’re in before you commit.
The floor of our manufactured home is spongy near the air handler. Is that an AC problem?
Often, yes. A sweating or torn belly duct drips condensation into the insulation and subfloor for years before the floor gives. We’ll inspect the belly from below, seal or replace the duct, and tell you whether the subfloor needs a contractor.
Our house has a whole-home generator. Does the AC need anything extra for a two-week outage?
A properly sized standby generator runs a central system safely, which is more than a portable can say. We’ll confirm the starting load is within the generator’s rating, and a soft-start device fitted to the compressor lowers that load so the generator isn’t straining on every cycle.
A sinkhole opened two lots over after the heavy rain. Should I worry about my equipment?
Watch the condenser pad. Karst ground shifts after saturating rains, and a pad that tilts or sinks kinks the line set and strains the fittings. If the unit is visibly off level, call before it leaks refrigerant.
My parents are in their eighties and live alone near Dowling Park. Can you flag their house?
Yes. Tell the dispatcher, and the account is noted so any call from that address moves up the route. A maintenance agreement adds scheduled visits so a slow failure is caught before a July afternoon exposes it.
We're on propane out in the county. Is a gas furnace still worth it over a heat pump?
For most Suwannee County homes a heat pump with electric backup wins, because propane is delivered fuel and winters here are short. Where a furnace already exists and the ductwork suits it, a dual-fuel setup that burns gas only on the coldest nights can make sense. City natural gas changes the math, but only inside Live Oak.
It was 75 at lunch and 35 by midnight. Should I switch the heat pump to emergency heat?
No. Emergency heat locks the system onto the electric strips and runs the bill up fast. Leave it on heat; the system brings in auxiliary heat on its own when the swing outpaces the heat pump, then drops it when it catches up.
Pine pollen coats everything in March. Does it get inside the system?
It coats the outdoor coil and loads the filter in a few weeks. A rinse of the coil and a fresh filter in April, before cooling season, is the difference between a system that keeps up in June and one that doesn’t.
Our 1960s block ranch in Sherwood Forest has window units. Is central worth it in a house that small?
Usually yes, for humidity more than temperature. Window units cool a room and leave the rest of the house damp. A right-sized central system or a multi-zone mini-split dries the whole envelope, and the ductless option avoids finding attic space in a low-pitch roof.
Can you put climate control in a farm shop or a tack room?
Yes. A mini-split or a small package unit handles a metal shop building, with attention to dust filtration and placing the outdoor unit away from where equipment is washed. We service commercial and agricultural buildings on the same route as houses.
Not covered above?
Call {{phone}}. The dispatcher has heard most of them, and the technician has heard the rest.
